I sincerely hope you all had a wonderful close to 2025. It feels like ages since we last sent out a newsletter, did you miss us? We definitely missed you. The beginning of the year often feels calm and hopeful, but for some, it can also feel extremely stressful. New Year’s resolutions, while well-intentioned, can quickly become overwhelming. That’s why I’ve learned to set measurable goals instead.
In real estate news, we currently have 52 active and 25 pending properties in the West Sacramento market.
Over the past two weeks, we have seen the following:
- Nine new listings came on the market. One has already gone pending.
- Prices range from $525,000 to $1,150,000
- The median active price is $712,500 (avg. $732,369).
- Nine listings went pending ranging in price from $325,000 to $634,000.
- The median pending price is $490,000 (average $494,000).
- Two of the pending listings received multiple offers.
- Eight listings closed escrow.
- The median closed price was $556,011 (average $543,881).
- Two closings received multiple offers.
- Fiveproperties closed under the list price, and one closed over.
- Six closings were conventional financing, one FHA, and one cash.
Overall, it’s a pretty slow time of year. We’ll see how the rest of the year plays out.. for now, we wait.
