Hello, hello! 

It seems to be the general consensus in my inner circle that this year is already flying by. I can’t believe we’re in the third week of February! And by the way, Happy Lunar New Year to those who celebrate.

Both my personal and work life have been full lately (in the best way). I’ve been focusing on healthier boundaries, including putting my phone down an hour before bed and diving into a new book instead. It has definitely improved my sleep and overall clarity. On the work front, we’ve been busy prepping clients for the real estate year ahead. If a move is on your mind this year, I’d love to connect and help you get a jump on your plans.

There are currently 55 active and 30 pending listings. 

Over the past two weeks, we have seen the following in the West Sacramento market: 

  • Twenty-one new listings came on the market. Three have gone pending already. 

  • Prices range from $299,900 to $1,499,000. 

  • The median active price is $537,950 (avg. $610,767). 

  • Eleven listings went pending ranging in price from $419,000 to $714,000. 

  • The median pending price is $565,000 (average $576,164). 

  • Four of the pending listings received multiple offers.

  • Nine listings closed escrow. 

  • The median closed price was $528,8000 (average $529,994). 

  • Five closings received multiple offers. 

  • Five properties closed under the list price, and two closed over. 

  • Six closings were conventional financing, one cash, and one other financing. 

Not quite the level of excitement we’d like to see, but compared to this same time last year, the data is nearly identical.

– NEARBY HAPPENINGS – 
City of Trees Parade and Mardi gras Festival February 28th 3PM-9PM, Capitol Mall

Join in on the all-afternoon festival beginning at 3pm, right on Capitol Mall! There will be live performances, interactive exhibits, food trucks, local vendors, and a beverage garden to wet your whistle and help us raise funds for this non-profit event. Bring your lawn chair or blanket and you’ll be able to watch our fantastic parade as it rolls past the festival toward tower bridge, culminating in Sacramento’s only evening-time parade, featuring light-up art cars from Burning Man!
