Wow, and just like that 2025 is coming to a close. Im sure we are all guilty of saying this every year but, this one has truly flown by. While it’s been a turbulent year for so many, it has also been incredibly empowering to witness the perseverance in myself, in the people I love, and even in those I only see in passing or through a screen. It’s been a transformative season of growth, and I’m wishing all of you nothing but happiness, health, and clarity in the year ahead.
Over the past two weeks, we have seen the following:
- Fifteen new listings came on the market (three have already gone pending).
- Prices range from $547,234 to $742,000.
- The median active price is $539,000 (avg. $547,234).
- Fourteen listings went pending ranging in price from $335,000 to $949,999.
- The median pending price is $545,022 (average $546,685).
- Five of the pending listings received multiple offers.
- Eleven listings closed escrow.
- The median closed price was $484,000 (average $506,364).
- Four closings received multiple offers.
- Seven properties closed under the list price, and one closed over.
- Eight closings were conventional financing, two FHA, and one VA financing.
There has been a noticeable slowdown in new listings coming to market. For the year as a whole, West Sacramento closed 354 properties in 2025, and 463 closings in 2024.
