Hello hello,
I hope you had a wonderful Labor Day Weekend and took the time to relax and do no labor! This weekend was open house weekend for me. You would be surprised how many people want to look at houses. I welcomed neighbors as well as people visiting from the Bay Area. Speaking of “Open”, I took a little peek at the US Open and was awed at the tennis players giving it their all. I’m excited to watch Alex Eala go against Arianne Hartono today, September 2.
In real estate news:
Vacaville currently has 209 active listings and 71 pending.
The average list price of active homes is $748,000, while the average pending price is $712,000.
Homes that are pending have spent an average of 60 days on the market: a bit longer than our last update.
Over the past two weeks, we have seen the following:
- Forty-three new listings came on market and five area already pending.
- Median active price at $655,000 (avg. $671,709).
- Price ranges from $385,000 to $1.89m.
- Twenty-two listings went pending.
- One received multiple offers.
- Median pending price $680,000 (avg. $725,000).
- Price ranges from $499,900 to $1.45m.
- Thirty-six listings closed escrow.
- Median closed price $687,000 (avg. $771,000).
- Ten closings received multiple offers.
- One sold off market. (7071 Bucktown for $2.5m).
- Thirteen closings were above list price and thirteen were under list price.
- Price ranges from $400,00- $2.5m.
- One closing was cash, nine VA, four FHA and the remainder were conventional financing.
Vacaville real estate seems steady but we see a bit more closings than pending from the last Refresh update.

Offerings include cut flowers, honey, books on gardening and farming , chicken feed, local produce, herbs, jams and jellies. Soul Food Farm Reserve is a family-owned farm located. The owners bought the property over twenty years ago and have been on a learning journey ever since. In their first decade of farming, they built a pastured chicken farm. They sold pastured eggs and chicken meat to restaurants and shops throughout the Bay Area. In 2012 they decided to close the chicken business and redesigned the farm to add diversity in plants, animals, and philosophy.

We decided to switch things up with a “work from the pool” day on Tuesday. Rented a day bed for $179 and it was totally worth it! Even though we still had to hop on calls and answer emails, the vibe made it feel way more relaxing. Resort Pass for the win.
