Hello hello, were you able to enjoy the drier weather before this week's downpour? During this time of year in real estate, it tends to be a bit slower pace. Post Halloween and with Thanksgiving just around the corner tends to be the start of the holiday preparation. I hope you take the time to make yourself soup, bring home flowers from the grocery store and nurture yourself to some rest and relaxation. For myself, I'm excited that my sons were able to coordinate their schedule this holiday so we can all be together at the same time; moments I cherish.
In real estate news for Vacaville, there are currently 170 active and 62 pending listings.
Over the past two weeks, we have seen the following:
- Twenty nine new listings came on the market (two have already gone pending).
- Prices range from $385,000 to $2,299,000.
- The median active price is $664,000 (avg. $709,186).
- Thirty four listings went pending with eight already closed escrow.
- The median pending price is $652,500 (average $680,370).
- Three of the pending listings received multiple offers.
- Twenty-seven listings closed escrow.
- The median closed price was $650,000(average $643,378).
- Two closings received multiple offers.
- Fifteen properties closed under the list price, and seven closed over.
- Four were cash, six FHA, four VA, one private, one assumed and the remainder were conventional financing.

Pomegranate Salad with Walnuts
I'm loving pomegranates right now. I came across this recipe for a festive salad. Think Christmas/ Thanksgiving and every in between. I recommend you use good quality pomegranate molasses dressing or balsamic vinegar (I like Seka Hills or Copper Hill from Nugget Market). Add some olive oil, salt/pepper to taste and your favorite lettuce or kale. Toss with feta cheese and glazed walnuts. Enjoy!
