Hello, hello! The first week of March is one of my favorite times of the year. This is a time when it seems there are new blooms popping up whether hiking at the Berryessa Hills or taking a walk in the neighborhood.
In real estate news, there are currently 117 active and 60 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
Thirty five new listings came on the market. Six are already pending and five are contingent.
Prices range from $509,000 to $1.195m.
The median active price is $654,450 (avg. $682,096).
Twenty eight listings went pending ranging in price from $269,500 to $975,000.
The median pending price is $669,900 (average $662,607).
Three of the pending listings received multiple offers.
Forty seven listings closed escrow ranging in price from $375,000 to $1.35m.
The median closed price was $620,000 (average $670,757).
Thirteen closings received multiple offers. 974 Carrol closed at over 10% of list price with one offer. It was VA financed.
Sixteen properties closed under the list price, and the same number closed over.
Closed listings consist of six cash, one assumed, seven FHA, seven VA and the remainder were conventional financing.
Year to date closed sales stats: 143 in 2026 so far. Within the same time period, 135 in 2025, and 127 in 2024.

Point Reyes National Wildlife Seashore Hike
Bear Valley Visitor Center at Point Reyes Station
March 21 from 1pm to 3pm
Join our Native Plant Specialist on a relaxing wildflower walk starting at the Bear Valley Visitor Center. We will take a look at spring woodland flowers and plants while following the Bear Valley trail. Expect to hike 3-3.5 miles at a naturalist pace. The trail may be a little muddy, so come prepared.
50% of sales will be donated to the Cultural Conservancy, an organization that highlights indigenous voices.
