Hello hello, welcome to the first Refresh newsletter of 2026! I hope had a wonderful holiday and that your year is off to a great start. I was thankful for time together with my family during the holidays. We couldn't always be in the same place at the same time so it was a real treat!  

In real estate news for Vacaville, there are currently 121 active, 42 pending and 16 contingent listings. 

Over the past two weeks, we have seen the following: 

• Ten new listings came on the market.
• Prices range from $499,950 to $995,000. 
• The median active price is $559,450 (avg. $599,185).    

• Fourteen listings went pending. 
• The median pending price is $552,450 (average $560,231).
• Three of the pending listings received multiple offers. 

• Eighteen  listings closed escrow. 
• The median closed price was $684,500 (average $649,467). 
• Five closings received multiple offers. 
• Ten properties closed under the list price, and four closed over. 
• Two were cash, two FHA, three VA, one assumed, one private and the remainder were conventional financing.
