In real estate news, there are currently 117 active and 73 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
Thirty six new listings came on the market. Five are already pending and five are contingent.
Prices range from $429,000 to $1.5m.
The median active price is $782,000 (avg. $851,035).
Twenty eight listings went pending ranging in price from $320,000 to $1.39m.
The median pending price is $676,500 (average $677,674).
Four of the pending listings received multiple offers.
Twenty nine listings closed escrow ranging in price from $399,000 to $850,000.
The median closed price was $620,000 (average $623,069).
Twelve closings received multiple offers. Two properties closing within $500,000 received more than 10 offers and sold above 6% of list price.
Thirteen properties closed under the list price, and eleven closed over.
Closed listings consist of three cash, one 1031 exchange, one FHA, four VA and the remainder were conventional financing.
Year to date closed sales stats: 80 in 2026 so far. Within the same time period, 87 in 2025, and 83 in 2024.
