Hello, hello! 

Welcome to August, also known as “Back-to-School Prep Month” in my world. I used to love seeing the kids head off to school with their new backpacks, notebooks, and of course, fresh socks! (I have all boys.) Although they’re now grown, I’ll admit, I still find myself buying them socks from time to time.

In real estate news: Vacaville currently has 211 active listings and 72 pending. The average list price of active homes is $774,000, while the average pending price is $749,000. Homes that are pending have spent an average of 30 days on the market.

Over the past two weeks, we have seen the following: 
  • Forty-two new listings came on market and two are already pending. 
  • Median active price at $746,000 (avg. $739,000).
  • Price range from $494,000 to $1.450m.

  • Twenty-nine listings went pending.
  • Seven received multiple offers. 
  • Median pending price $639,000 (avg. $688,000).
  • Price range from $459,000 to $1.29m.

  • Thirty-five listings closed escrow. 
  • Median closed price $615,000 (avg. $662,000).
  • Ten closings received multiple offers. 
  • Seven closings were above list price and seventeen were under list price. 
  • Four closings were cash, four FHA, five VA, one assumed, and the remainder were conventional financing.

Overall, the real estate market in Vacaville seems pretty steady as the number of active, pending and closings were very similar to two weeks ago. There doesn’t seem to be a significant change in the number of pending or closings especially as we near back to school season.
