Hello, hello! If you feel March went by fast, it did! Happy April and officially Spring! With yesterday's light rain and today's cool and sunny day, it's best to dress in layers! In our newsletter, we try to shed the layers of information clutter and provide you useful data which we hope are informative when it comes time to sell or buy.
In real estate news, there are currently 136 active and 72 pending listings in Vacaville.
Over the past two weeks, we have seen the following in the Vacaville real estate market:
- Forty- five new listings came on the market. Six are already pending and one has closed escrow.
- Prices range from $330,000 to $1.750m.
- The median active price is $629,000 (avg. $685,106).
- Thirty three listings went pending ranging in price from $309,000 to $1.499m.
- The median pending price is $635,000 (average $684,831).
- Seven of the pending listings received multiple offers.
- Forty one listings closed escrow ranging in price from $316,500 to $1.360m.
- The median closed price was $645,000 (average $667,859).
- Eight closings received multiple offers. 707 Billhook Drive closed at over 10% of list price with one cashhoffer.
- Twenty one properties closed under the list price, and the eleven closed over.
- Closed listings consist of seven cash, one assumed, seven FHA, three VA, one "other" and the remainder were conventional financing.
- Year to date closed sales stats: 208 in 2026 so far. Within the same time period, 198 in 2025, and 175 in 2024.
