-MARKET UPDATE-
Hello, hello! This gray weather is appropriate for how I am feeling this week: tired! In fairness, my weekend included the San Jose Spartan Trail Half-marathon on Sunday that ended up being 15.1 miles with 3,155 feet of elevation gain. I don't recall being this sore in all my years of endurance sports.
Speaking of enduring...there are 90 active and 35 pending homes on the market at this time. About this time in 2021, we had about one third that many active properties on the market. The real estate market is moving toward balance which is especially nice for buyers who have been squeezed from every direction over the past several years (i.e.: high prices, loads of competition, high interest rates, and few seller concessions).
Over the past two weeks, we have seen the following:
- Seventeen new listings came on the market (five have already gone pending).
- Median active price $799,000 (average $859,000).
- Seventeen listings went pending.
- Median pending price $649,000 (average $795,000).
- Six of the pending listings received multiple offers - distributed across the price range.
- Fourteen listings closed escrow.
- Median closed price $854,000 (average $973,000).
- Three closings received multiple offers.
- One closing was cash , one was a 1031 exchange, and the remainder were conventional financing.
Overall, nothing surprising in this timeframe. Wondering what 2026 will bring for the real estate market.
