-MARKET UPDATE-
Hello, hello! Hope everyone had a nice day off observing Veterans' Day and if you happen to be one yourself, thank you for your service! I did a nice solo road bike ride from the small town of Fairfax to the tiny/sleepy town of Nicasio. As far as I can tell, there really isn't anything to do out that way except driving, biking or otherwise contemplating. If you know of something, please enlighten me!
Speaking of sleepy, the market has slowed a bit. Inventory is dropping as usual and we currently have 78 active and 32 pending listings. In the past two weeks, we have seen the following:
- Twenty new listings - including eight that went pending.
- Median active price $658,000 (average $892,000).
- Thirteen listings went pending - as noted above, eight in the first two weeks on market.
- Median pending price $699,000 (average $820,000).
- Four of the pending listings received multiple offers - but none of the multiple offer situations received more than two offers.
- Fifteen listings closed escrow.
- The median closed price was $875,000 (average $884,000).
- Five closings received multiple offers - including five on Denison (fixer!).
- Five closing were cash and the remainder were conventional financing.
I was curious to see how quickly homes are selling versus percentage of list price (see graphic below). This is a bit misleading. For example, Bryce (above) shows that is sold for 100 percent of the list price - 100 percent of what it was listed for at the time an offer was accepted. What the data does not show is that it started at $1,025,000 and had five price reductions before getting an accepted offer. It also doesn't show that there was a $20,000 concession at the close of escrow. This kind of data can be time consuming to find but if your agent is following the Davis market closely, they will likely know.
