Hello, hello! Is this weather spectacular or what? For those of us who are outdoorsy, it doesn't get much better. I am not one of those people who enjoy gray/rainy days. Spent my time this weekend volunteering and working. It's been busy with our listings on Marden and Oyster Bay going pending, Forbes coming on market, and Torrey went pending today. Things are definitely picking up! There are currently 84 active and 32 pending properties on the market. Over the past two weeks, we have seen the following: 

  • Thirty-eight new listings came on the market (nine are pending already). 

  • Median active price $715,000 (average $853,524).

  • Fifteen listings went pending.

  • Median pending price $775,000 (average $854,333). 

  • Four of the pending listings received multiple offers (two each). 

  • Fifteen listings closed escrow.

  • Median closed price $835,000 (average $796,580). 

  • Eight closings received multiple offers. Cash prevailed in all but one of the multiple offer situations (and there was a cash offer in the mix!).  

  • Seven closings were cash, seven were conventional financing, and one was a 1031 exchange. 


Overall, the season is off to a steady start, and it's refreshing to see a little more balance between buyers and sellers.
