Hello, hello! Happy New Year! Hope everyone had a pleasant holiday and didn't overdo it too much. Spent Christmas day with my kids and family. Very low key. The last couple of weeks have been such wet weather. Running in the rain is fun but biking is miserable if you ask me. So, I got plenty of miles on my feet. For 2025, I logged 1,659 miles (running and biking combined). That is roughly the distance to Little Rock, Arkansas! The year wound down with a whimper, and we have just 42 active and 14 homes on the market. 

 

Over the past two weeks, we have seen the following: 

• Eight new listings came on market.
• Median active price $$460,000 (average 579,380). You read that right! 

• Four listings went pending
• Median pending price $882,000 (Average $884,750)
• None of the pending listings received multiple offers. 

• Six listings closed escrow.
• Median closed price $646,000 (Average $630,667.
• Two closings received multiple offers.
• One closing was cash and the remainder were conventional financing.

 

Overall, a pretty slow time of year. It remains to be seen how this upcoming season will play out but for now...we wait. The next newsletter will be sent your way January 22nd.
