Hello, hello! It's that time of year - we went from a perfect weekend to rain. While a little rain is nice for mountain biking because it makes the trails "tacky" with less dust and more traction, it's a nuisance for listing homes! We schedule/reschedule window cleaning and photography because of the fluctuating weather! Anyway, I rode up in Nevada City late Sunday afternoon, and the trails were/are incredible. Well-marked, easy drive up/back, and almost entirely shaded. Conversely, we've been recalibrating our normally smooth process on an upcoming Lake Alhambra listing thanks to the April showers. Stay tuned for this gorgeous property which will be on the market next week. 

We had some busy open houses this weekend with Cannery Loop, Forbes, and Via Verde. Maria, Marcela and I always ask guests who come through if they get our market update and it's so gratifying when they say "yes!" I was looking at the stats before my open house on Saturday and was really surprised to see the inventory sitting at 100 in March. We usually don't hit triple digit inventory until late summer. There are currently 94 active and 37 pending properties on the market. We normally see the delta between active and pending listings shrink as we move into the busy part of the season. Curious what the next few months will bring. Over the past two weeks, we have seen the following: 

  • Forty-three new listings (13 have already gone pending). 

  • Median active price $999,000 (average active price $1,064,803).

  • Twenty-four listings went pending. 

  • Median pending price $873,500 (average pending price $912,817). 

  • Eight of the pending listings received multiple offers including Layton (12 offers!) which was a single family detached home priced at $550k (it was a fixer!). We had Torrey and Via Verde go pending both with multiple offers. 🙂

  • Sixteen listings closed escrow.

  • Median closed price $682,250 (average sold price $923,688. 

  • Seven closings received multiple offers.

  • The biggest miscalculation was an Opendoor listing which was on the market for 237 days. The price started at $855,000 and ended up selling for $617,000. 

  • Seven closings were cash, two were VA, and the remainder were conventional financing.

Overall, it looks like it will be a busy year. The team is looking forward to working hard while maintaining a good work life balance and we hope you do too. Enjoy the beautiful spring weather and the wildflowers!
