Hello, hello! What a beautiful weekend! Well, I finished my first 50k trail run, and it was a doozy with 4,318 feet of elevation gain. Thankfully, I made all the timing cutoffs and was able to have an official finish. Mission accomplished! If I had to distill down my feelings to one, it would be: relief (which just so happens to be one of my favorite feelings). Anyway, I hope everyone had a wonderful weekend whether effortful, easeful or somewhere in between. In terms of real estate, we have 72 active and 28 pending listings on the market at this time.

Over the past two weeks, we have seen the following:

  • Thirty-six new listings of which twelve have gone pending. I'm including new construction (Ginko, Vanderbilt, Thompson) in this newsletter - hopefully they don't flood the market with homes that aren't constructed.

  • Median active price is $710,500 (average $937,496). Carlsbad is bringing the average up dramatically.

  • The average price per square foot is $518 and median is $492.

  • Sixteen listings went pending.

  • Median pending price is $749,500 (average $804,769).

  • The average price per square foot is $465 and median is $428.

  • Eight of the pending listings received multiple offers. If you've been reading this newsletter for several years, you may recognize this pattern. If you are a buyer who does not want to "compete," sometimes purchasing in the off-season can be less stressful.

  • Eleven listings closed escrow.

  • Median closed price $805,000 (average $838,000).

  • Four closings received multiple offers.

  • Three closings were cash, one VA, and the remainder were conventional financing.

We typically see an increase in activity right after Super Bowl weekend and again when the time changes (this weekend!). According to the data (and inquiries), things are ticking up. We have a responsive, professional, and knowledgeable team that is ready to help you. Call, text, or email!
