Hello hello, I'm so thankful you're here and reading the newsletter. I was happy there were a few sunny days last week so I had a chance to play golf with friends at the El Macero Country Club. It was fun and challenging. In golf (as in life), I never stop learning!
In real estate news for Vacaville, there are currently 154 active and 58 pending listings.
Over the past two weeks, we have seen the following:
- Twenty five new listings came on the market (two have already gone pending).
- Prices range from $475,000 to $2,299,000.
- The median active price is $669,092 (avg. $740,473).

- Thirty listings went pending with four already closed escrow and four back on market.
- The median pending price is $599,000 (average $682,200).
- Two of the pending listings received multiple offers. We're not including 466 Twilight which notes it received 130 offers; via auction. The list price started at $200k below market price. Tax records do not indicate this is a foreclosure.


- Thirty-one listings closed escrow; slight increase from the last newsletter.
- The median closed price was $577,900 (average $599,119).
- Eight closings received multiple offers.
- Thirteen properties closed under the list price, and eleven closed over with 4875 Cole Road at 8% over list price after four days on the market.
- Two were cash, seven FHA, three VA, one private, and the remainder were conventional financing.
I check other sources for the market stats to see how it differs from our newsletters as we cover every two weeks with actual data from our MLS (multiple listing service). This graph is from Trendvision which provides a broader view. The real estate market is cyclical so you'll notice a downtrend in pending towards the end of the year and an upswing in the Spring. Note, however, the "for sale" bar graph. Based on this graph, you'll see there are more listings coming on the market. i.e. October 2024 listings at 138 versus October 2025 listings at 191. If you're planning to sell, I always recommend pricing strategically for the current market you're in.

Three-ingredient Cranberry Sauce
These tart, polyphenol-rich berries support metabolic balance, heart health, gut function, and cellular resilience. Combine all ingredients (1 cup orange juice, 1 cup of sugar, 3 cups of fresh cranberries or 1 12-oz bag) in a heavy saucepan. Cook over medium heat, stirring constantly until cranberries soften and begin to pop, about 5 minutes. You can smash the berries with a fork once they pop, or use an immersion blender to make a smoother sauce. Remove from heat, pour into a serving vessel, let cool, and refrigerate.
